The sprawling West Springs neighbourhood in southwest Calgary is one of the city’s most desirable residential communities.

Located in the former East Springbank area under the Municipal District of Rockview, the area was annexed by the City of Calgary in 1995 and today it’s a busy, active community built around its schools, playing fields and parks.

West Springs, located at the western edge of the city, is bordered to the west by the acreages and estate homes of Springbank, Old Banff Coach Road to the north, Bow Trail to the south and 69th Street and Coach Hill Road to the east.

It’s still a relatively young community in the city compared to other areas and it’s still developing.

While the neighbourhood features single-detached homes, there’s also plenty of variety with townhomes and low-rise condos in West Springs - providing a different lifestyle choice for residents depending on their stage of life.

Nestled behind WinSport, formerly Canada Olympic Park, it’s a community with housing from starter homes to luxury, high-end properties. 

The neighbourhood feeds on its location of being in tune with nature. The view of the snow-capped Rocky Mountains in the distance highlights the natural habitat that is an integral part of this community.

With its numerous wetlands, parks, green spaces, and trees, West Springs is an ideal neighbourhood to enjoy the outdoors on a daily basis every month of the year. And nearby is the Paskapoo Slopes with its variety of wildlife in the natural grasslands, forests and ravines.

Accessibility is a huge bonus for residents living in the community. Old Banff Coach Road gives them ease of access heading west toward those majestic mountains as well as Kananaskis Country. The 85th Street corridor takes a person from north to south in the community quite quickly and beyond into the Aspen neighbourhood. Stoney Trail heading north and south to all parts of the city is within a short distance. And Bow Trail takes people downtown to the core of the city within minutes.

What truly makes this community stand out is the huge variety of amenities, shops, services and eateries, particularly along the 85th Street corridor. From big box grocery chains to smaller independent locally-owned shops, West Springs has everything a consumer needs. And it’s ideally situated only minutes away as well from the Aspen Landing Shopping Centre.

Insights from David.

We are seeing a shift in the balance of inventory                        

Across the city, inventory is up (+606 homes vs May), unit sales have dipped (-23% vs May) while Average Sale Prices continue to appreciate, now sitting at $804,000, year to date. This remains a strong market for Sellers, although the dynamics are shifting. The market temperature is reflected best in the softening of the "Sold/New LIsting Ratio", or the balance of inventory. The balance of units sold, as a percentage of new listings is settling, reporting at 70% in October vs 80+% in Feb/March/April. As a result, showing counts are down and we are not seeing the volume of offers we were seeing earlier in the year. This is a trend we will want to watch closely as we launch into a new real estate cycle in January.
