The name Aspen Woods just itself gives you a feel of what this southwest Calgary neighbourhood is all about.

By Mario Toneguzzi

Plenty of trees set in a lush natural setting, along with some spectacular views of the majestic snow-capped Rocky Mountains to the west, provide a lifestyle that is unmatched in Calgary -and the reason so many people want to live in the increasingly more popular neighbourhood which lends itself to an active and outdoor lifestyle.

Besides the natural landscape, it’s the amenities so close by that are proving to be attractive.

Ahh Aspen Woods . . . the city’s most respected private schools, two new elementary schools, shopping and dining. I love The Ladybug Café, Blush Lane and the variety of shops and services at Aspen Landing with views to the west.” – David Pellettier, RE/MAX Real Estate (Central)

Some popular shopping establishments in the community include Blush Lane, Safeway, Shoppers Drug Mart, Divine Creations Floral Boutique, Starbucks, Ladybug Café, and Original Joe's.

Aspen Woods is also known for its schools which include Dr. Roberta Bondar School (K-6); Guardian Angel School (K-6); Calgary Academy, Webber Academy, and Rundle College.

Its proximity to downtown is one of the highlights for residents of the neighbourhood. The core of the city is minutes away along Bow Trail or 17th Avenue, easily and effortlessly connecting residents who either work downtown or take in downtown events and dining/drinking establishments.

The neighbourhood also has incredible access to the mountains to the west with Cochrane, Canmore and Banff such a short distance away as well as areas south of the city like Bragg Creek, Priddis, Longview and Diamond Valley (Black Diamond and Turner Valley).

Aspen Woods is one of the most desirable places to live in the city and since it was built after 2000 it has a fairly new and modern feel to it with housing options including everything from condos to luxury estate homes.

It’s easy to adopt an active outdoor lifestyle in Aspen Woods with the lush forests surrounding it, the winding paths, the beautiful green space and the breathtaking Griffith Woods Park natural environment. Going for a hike, a leisurely walk or riding a bike are just some of the activities residents experience on a daily basis.

Winsport’s Canada Olympic Park is also nearby with various indoor and outdoor activities available for fitness enthusiasts as well as sporting events and music concerts to enjoy.

There’s also nearby the Westside Recreation Centre with a skating rink, aquatic centre, fitness centre, Pilates studio, cycle studio, skatepark, gyms, and climbing wall among other amenities.

Aspen Woods provides residents with a perfect blend of activities and amenities and the comfort of living in a peaceful, natural environment.

Why People Love Aspen Woods

We love the walking trails, friendly families and mountain views.

– Nicole D, Resident

In Aspen, it’s the wonderful pathways and how close a suburban neighbourhood is to all amenities and the mountains. We think of it as the closest suburban neighbourhood to the city, ease of access downtown, or west to the mountains.

– Phil & Andrea B, Residents

My favourite places are Blush Lane, Era Style Loft and Kala and Lime.

– Stephanie H, Resident

For me its Webber Academy, The Ladybug Cafe and ..... Little footprints.

What we love about Aspen is how quickly we felt at home here . The safe and relaxed atmosphere is garnered from the friendly neighbours to the beautiful pathways and close access to the mountains and of course walking distance to the local pub!

Insights from David.

We are seeing a shift in the balance of inventory

Across the city, inventory is up (+606 homes vs May), unit sales have dipped (-23% vs May) while Average Sale Prices continue to appreciate, now sitting at $804,000, year to date. This remains a strong market for Sellers, although the dynamics are shifting. The market temperature is reflected best in the softening of the "Sold/New LIsting Ratio", or the balance of inventory. The balance of units sold, as a percentage of new listings is settling, reporting at 70% in October vs 80+% in Feb/March/April. As a result, showing counts are down and we are not seeing the volume of offers we were seeing earlier in the year. This is a trend we will want to watch closely as we launch into a new real estate cycle in January.
